"The Fed is cutting rates, so wait." It's the single most common piece of guidance passed along in real estate — and it misunderstands how mortgage pricing works. Mortgage rates have gone up on days the Fed cut.
Agents field rate questions constantly, usually without ever being taught the underlying mechanics. Not because they're not sharp — because nobody teaches it. Rate education for agents is typically a lender's marketing presentation with a product pitch attached.
This class is the mechanics, taught straight: where the number comes from, what moves it, and what to tell a client who asks whether to wait.

How many CE hours is this worth?
Two hours of Real Estate Elective credit, approved by the Texas Real Estate Commission under course number 39644-RECE.
Is this a lender sales presentation?
No. It’s approved TREC coursework with a defined curriculum. We’re a mortgage brokerage and we don’t hide that — but the class teaches market mechanics, not our products.
Can our brokerage host it for our agents?
Yes — that’s the most common way it’s taught. We come to your office and run it live for your team. The course is delivered live and in person, and is regularly taught at brokerage offices, sales meetings, and association events across Texas. Reach out and we’ll find a date.
Do I need any background in finance?
None. The course assumes you know real estate, not bond markets. Every concept is built from the ground up in plain language.
What does the Mortgage Markets Class cover?
How mortgage rates are actually determined, why the mortgage-backed securities market rather than the Federal Reserve drives mortgage pricing, how loan-level factors change a client’s rate, and how to read market conditions when advising buyers on timing.
