We hold the only TREC-approved Continuing Education course in Texas on how mortgage rates work and how markets affect mortgages. Licensed realtors earn state credit sitting in our classroom.

The practical value isn't the writing. It's that when you ask us whether to lock, you're asking someone who has been tracking that market continuously, not someone checking a rate sheet for the first time that morning.

You get the reasoning, not just the recommendation

Most rate advice arrives as a conclusion: lock now, wait, take this program. We show the work — what the market is doing, what it costs you either way, and where the genuine uncertainty is.

You should be able to explain your own mortgage decision to someone else. If you can't, we haven't finished the job.

We shop for the right product, not just the lowest rate

Rate is the number everyone fixates on, and it's rarely the whole decision. The structure of the loan matters as much as its price — the program, the term, how mortgage insurance is handled, what the prepayment picture looks like, whether it fits a timeline you'll actually keep.

A bank's loan officer has one shelf to sell from. We start with your situation and work backward to the product that fits it — then find who prices that product best.

If you're a broker, why only six lenders?

There's one real criticism of the broker model, and it's worth taking seriously: if a broker works with hundreds of lenders, they can't possibly know how all of them operate. That's true. It's also the problem we designed around.

We vetted the field and built working relationships with six. We know how each one underwrites, what they're genuinely good at, and where they'll say no before we get there. When something unusual comes up mid-file — and on real loans it does — we have someone to call who knows us, not a support queue.

That isn't a closed list. We have the freedom to place a file anywhere, and when a client's situation calls for a lender outside the six, we use one. The point isn't restriction — it's that our default is a lender we know cold, rather than whoever happened to quote lowest that morning.
